Home Replacement

Replacing an old mobile home with a new one in San Diego County.

Replacing an aging pre-1976 mobile home with a new manufactured home on the same park space is one of the more common moves in San Diego County. It gives you a newer, safer, more energy-efficient home on a space you already control without the cost of buying private land. It is not a simple swap, though. The park must approve the replacement, the old home must be removed and disposed of, and the new home must meet park rules and HCD installation standards.

What buyers ask about Home Replacement

Do I need the park's permission to replace my home?

Yes. The park owns the land and controls what can be placed on it. Most parks require you to submit specifications for the new home for approval before you purchase it. Some parks have age restrictions on the homes they allow, minimum size requirements, and rules about exterior finishes. Getting written park approval before you order the home is essential.

What does it cost to remove the old home?

Removal and demolition of an old mobile home in San Diego County typically runs $3k to $8k depending on home size, access, and how the material is disposed of. Pre-1976 homes may contain asbestos or lead paint, which requires testing and proper abatement before demolition. Factor in an asbestos survey of $200 to $500 and abatement costs if materials test positive.

Can I finance a new manufactured home on a leased park space?

Yes, through a chattel loan. Because you do not own the land, the home stays on personal-property title and a chattel loan is the standard financing path. Chattel loans for manufactured homes in parks are offered by several lenders who specialize in this market. Rates are higher than a real-property mortgage, and terms are typically 15 to 25 years.

Does the new home need HCD permits?

Yes. The California Department of Housing and Community Development regulates manufactured home installations statewide, including replacements in parks. The dealer or installer pulls the permits, but you as the homeowner should confirm the permits are pulled and the installation is inspected before you accept the home. HCD inspects the anchoring, utility connections, and foundation setup.

What if the park space has existing utility connections?

Existing connections are a starting point, not a guarantee. The old home's connections may not match the new home's utility entry points, and the park may require upgraded electrical service to handle a newer home. Your installer should do a site survey before delivery to confirm what reconnection work will be needed and include that in the installation quote.

What buyers say about working with us

Examples of the kind of guidance we work to give every buyer. Verified reviews from real buyers will live on our Google Business Profile when they're earned.

We had five acres of family land sitting empty for years. Land & Home SD walked us through every step: the dealer search, HCD permits, foundation requirements, and Section 6506 compliance. We closed on a three-bedroom home in four months. Never could have navigated that alone.

Land and Home Placement Ramona

We wanted to add a unit for my mother-in-law without a full construction project. Land & Home connected us with a dealer who had the right floor plan, explained the AB 1033 rules, and confirmed the permit path before we spent a dollar. The ADU is on the foundation and she moved in right on schedule.

I'd been renting for three years after my husband passed. The consultant helped me understand space-rent leases versus land-owned parks, and found me a well-maintained 55-plus community two miles from my daughter. I own my home now. That matters more than I can say.
